Introduction

Our home is set in the centre of Lindale village and offers four guest rooms. The house is over one hundred and fifty years old and was modernised twenty years ago. Whilst we aim to meet the needs of all our guests the stairs might make access difficult for people with limited mobility, as all bedrooms are on the first floor.

The rooms are all of typical cottage proportions therefore not suitable for wheelchair users. Some of the ceilings have beams and doors are standard width.

Pre-Arrival

  • We are located on the B5277 the road into Grange over Sands, before the mini roundabout in Lindale, and drivers can turn straight off the road into our car park.
  • The village post office and general store is approximately a quarter of a mile away, up the Lindale Hill.
  • The nearest bus stop is approximately 50 metres away from our door. Buses run hourly during the day to Grange, Barrow and Kendal and the service runs until late evening. There are buses on Sundays.
  • The nearest railway station is Grange over Sands, which is approximately 1.5 miles away. There are several local taxi companies; we can make bookings in advance for you, if required.
  • We regret that we are unable to accommodate pets.
  • Breakfast menus can be provided in large print if required. We regret we do not have facilities to prepare documents in Braille.

Arrival and Car Parking

  • Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.
  • Booking in is normally from 3.30pm until 6.00pm, when we like to serve a tray of tea and homemade cake. Earlier, or later, arrival however, may be possible by prior arrangement.
  • Parking is on a level car park in front of the main door. Please park in the marked bays, there is room for one car per room.
  • The parking bays are approx five yards from the main entrance door.
  • We offer assistance with luggage.

Main Entrance

  • There is one step of 4 inches up and over the threshold to the front door.
  • The front door is not normally open but please ring on your arrival.

Guest Accommodation – Public Areas

  • Greenacres is a traditional Cumbrian cottage, extended over 20 years ago into a guest house from its former status as the village Police Station.
  • There is a small step down from the hallway into the rear lounge or reading room.
  • There are three doors from the hallway at the bottom of the stairs, one leads into the conservatory and out to the car park, one leads into owners private lounge and one leads into the reading room.
  • There are 13+2 stairs to the first floor; there is a handrail on one side of these stairs. The stairs are carpeted.
  • There is a downstairs toilet next to the dining room that can be made available to guests during the day/evening.
  • We have four guest bedrooms, which are all on the first floor (please see section Rooms on our website for more information).
  • Greenacres is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements.

Lounge, Reading Room and Dining Room

  • Books and magazines are available in the reading room.
  • An extensive selection of local information, Ordnance Survey maps, guidebooks, leaflets, brochures, magazines and board games is available in the ┬áreading room and conservatory.
  • Breakfast is served in the dining room.
  • The dining room has a carpeted floor.

Bedrooms and Bathrooms

  • All four bedrooms are on the first floor and are carpeted throughout.
  • There are en-suite facilities in all rooms consisting of, in four rooms, a bath with overhead shower, WC and washbasin, and one room a shower en-suite.
  • Safety grab rails have been fitted over the baths in rooms 3,4,and 5.
  • Generous hospitality trays are provided, and all rooms have drinking water. Hair driers are provided in each room.
  • Our beds are normally made with duvets, feather during the winter and synthetic during the summer. Pillows provided are both feather and synthetic.
  • Synthetic duvets and pillows are available at all times if preferred.
  • We are happy to provide sheets and blankets if preferred. Please specify before your arrival, if required.
  • There is a wardrobe, chest of drawers, chair(s) and dressing table in each room.

Bedroom 2 (Twin/Double)

  • Bedroom 2 is to the left at the top of the stairs, up one step.
  • This room can either provide two 3-foot single beds or one 6-foot double.
  • When made up as two singles one of the beds can only be accessed from one side.

Bedroom 3 (Double)

  • Bedroom 3 is to the left at the top of the stairs, up one step.
  • This room has one 4-foot 6inch double bed.

Bedroom 4 (Double)

  • Bedroom 4 is to the right at the top of the stairs, up two steps.
  • This room has one 4-foot 6inch double bed.

Bedroom 5 (Twin/Double)

  • Bedroom 5 is to the right at the top of the stairs, up two steps.
  • This room can either provide two 3-foot single beds or one 6-foot double.
  • When made up as two singles one of the beds can only be accessed from one side.

Additional Information

  • A basic first aid kit is accessible outside the dining room at all times.
  • There is a fire extinguisher at the foot of the stairs. Another between the main lounge and the reading room. A further one is located along the upstairs landing, by room 1.
  • In the event of a fire, a fire alarm will sound. Please advise us if you have a hearing impairment and might not hear this. A Fire Procedure /evacuation notice is posted in all bedrooms. It is the duty of all guests to read this carefully so that you know what to do if the alarm goes off, or you discover a fire.
  • The building can be evacuated via the door at the bottom of the guest stairs or the door from the entrance hall. In an emergency there is also an exit via our kitchen, which is to the right at the bottom of the stairs, through the reading room. There is a further exit from the reading room out to the front of the house.
  • An indoor bell push on the leaflet rack in the Reading Room can be used to contact us in our quarters during the evening or at night in an emergency.
  • Details of local doctor and dental surgeries in Grange over Sands (2 miles), and Westmorland General Hospital in Kendal (12 miles) are available on request. We are happy to assist with making calls in emergencies from the house phone line.
  • We do not permit smoking in the house but you may smoke in our car park.
  • Shoe cleaning kit, iron and ironing board, and sewing kit, are available on request.
  • We are happy to cater for special diets or any particular likes or dislikes. Please advise us of these before your arrival.
  • We are happy to refrigerate any medication. We can also keep any perishables (such as Cartmel Sticky Toffee Pudding!) in our fridge for a limited period.
  • Mobile phone reception at the cottage is generally ok but if there is a problem a signal can usually be achieved by walking a short way from the house.
